Give each case a trace
Associate an issue with unit, date, description and status. Separate a reported symptom from a verified cause, and name the next responsible person. Shared records help avoid missed or duplicated action.
Separate coordination from approval
Clarify who receives requests, assesses interventions and can approve costs. Agree urgent-work rules, supplier coordination and owner updates. A management fee does not automatically include every repair.
Document completion
A supplier visit is not the whole outcome. Record the work, available evidence, cost and appropriate check. Assign any remaining task so the unit’s status and open decisions stay visible.
Review recurring problems
Look across units and issue types over time. Repetition may call for a wider inspection, replacement or clearer information. Verify the cause and compare options before choosing a response.
Questions, answered
What should I send first?
Unit count, locations, project stage and objective. Avoid sending credentials or guest data in the first brief.
Do you assess a single apartment?
Selectively in prime central locations such as Brera and Duomo. Our priority is portfolios and buildings.
Does the first discussion guarantee returns?
No. Scope, assumptions and required checks are defined for the real project.
